Not Using an Agent
Not using a licensed agent could set you up for setbacks and possibly issues in your transaction. A licensed real estate agent has spent countless hours learning everything about real estate and has the experience and expertise to ensure you follow all legal guidelines with your deals. They also have access to resources that only a licensed agent would have access to.
Not Getting Pre-Approved
We’ve said it before and we’ll say it again. Not getting pre-approved prior to your search can be detrimental! When you put an offer on a home, you will want to ensure that you are approved for that loan beforehand, as that will save loads of time and potentially get you the house. This can take a couple of weeks, so if you’re not pre-approved and ready to put an offer in, the house could be gone before your pre-approval comes back.
Waiting for the “Perfect” Home
Let’s be honest – there is no perfect home. Every home will have something you wish were nicer or maybe not even there to begin with. Maybe the light fixture in the kitchen is not your style or maybe you wish the guest room also had a bathroom attached. Whatever the case may be, don’t let minor details sway your decision. We recommend making a list of must-haves and sharing those with your realtor so that they know what to be looking for on your behalf.
Changing Finances Before Closing
Having any sort of change in your credit or credit score right before purchasing a home could be detrimental! Your lender wants to see no major discrepancies prior to closing, so maybe wait to open a new credit card account or buy your new car until after you close.
Forgetting About Additional Costs (Closing Fees, Inspection, etc)
Let additional costs come as no surprise to you! Keep in mind that the total you have saved for your home does not mean that is how much you are putting down. There are additional fees that are associated such as closing costs, appraisal fees, inspection costs, and more.
